Background
The scope of work for the Project included removal and replacement of the existing roofing system, foundation and exterior building envelope repair and improvements, mold mitigation as needed, and interior repairs to floors, ceiling, and walls.
After an analysis of the existing roof conditions, Clark+Associates Architects recommended that rather than replacing the existing flat roof system with a similar roof system, a new sloped standing-seam metal roof be installed on a cold formed metal retrofit roof framing system installed on the existing roof surface. The exterior brick walls were cleaned to remove water staining and the brick joints tuckpointed. The exterior windows were cleaned and re-sealed and missing or damaged metal window sills were replaced with new. The site was regarded and under walk drains installed to allow the area around the building to drain. The finish grade at the building was lowered to prevent water infiltration into the building. All affected areas of the site were re-sodded. All exterior doors were re-painted.
